Position Overview:

The Leasing Manager will oversee the leasing operations and lead a team of inside sales associates to ensure optimal occupancy rates across our multi-family properties. This role involves strategic oversight of leasing operations, pricing, marketing initiatives, deal flow, and a “can do” attitude necessary to get all leasing deals over the finish line. The successful candidate will demonstrate strong leadership skills, possess an expert-level understanding of all leasing systems/policies/procedures, understand market trends, and show a commitment to delivering top-tier customer service.

Key Responsibilities:

Leadership and Team Management:

  • Lead, mentor, train and develop the inside sales team to achieve performance targets and maintain high levels of employee engagement.
  • Create a collaborative environment that encourages open communication and teamwork within the leasing department.
  • Provide direction, mentorship, and oversight to Inside Sales Associates, ensuring alignment with company values and goals.
  • Act as a coach and resource for Inside Sales Associates, addressing challenges and fostering professional growth.
  • Collaborate with the Director of Marketing and Leasing to identify training needs and develop professional development programs for the team.

Strategic Planning and Execution:

  • Collaborate with the Director of Marketing and Leasing to develop strategic leasing plans and initiatives aimed at driving occupancy and revenue growth across the multi-family portfolio.
  • Analyze market trends, rental rates, days on market, and competitor activities to inform pricing strategies and advertising efforts.
  • Implement effective leasing strategies that align with overall company goals and enhance property visibility.

Operational Oversight:

  • Oversee the leasing process from start to finish, ensuring compliance with company policies, Fair Housing regulations, and legal requirements.
  • Monitor and refine the application process, background checks, and resident qualification standards to maintain efficiency, and make changes to these processes to instill a cycle of continuous improvement to the Inside Sales function
  • Prepare and present reports on leasing performance, occupancy rates, and market analysis to the Director of Marketing and Leasing.
  • Coordinate with the operations team to address upkeep and repairs as needed.

  Marketing and Advertising:

  • Work alongside the marketing team to create and execute innovative marketing strategies to promote available units and enhance brand awareness.
  • Work closely with the marketing team to develop targeted advertising campaigns across various channels, including digital platforms and local outreach.
  • Evaluate the effectiveness of marketing initiatives and adjust strategies based on performance metrics and feedback.
  • Ensure photography, listing descriptions and all additional marketing collateral meet corporate standards.

Client and Resident Relations:

  • Establish and maintain positive relationships with prospective residents, addressing concerns and inquiries promptly and professionally.
  • Gather feedback from applicants to continually improve leasing processes and community satisfaction.
  • Work with the sales and operations teams to coordinate move-in/move-out processes and key transfer as needed.  

Qualifications:

  •   Minimum of 2 years of experience in leasing, with at least 2 years in a managerial role.
  •  Proven track record of successfully leading a team and driving performance.
  • Expert understanding of leasing processes, market dynamics, and pricing strategies within the real estate industry.
  • Detail-oriented and extremely organized.
  • “Can do” attitude to do whatever it takes to get leasing deals closed and signed.
  • Exceptional interpersonal and communication skills, with a customer-focused mindset.
  • Proficient in Microsoft Office Suite, facility with Yardi’s Rent Café and CRM IQ products.
